It's been fixed up. But the owners aren't really interested in using it for other purposes beyond the current church services.

Too many variables in this possible equation and this way you will save time, fuss, and get the word straight from the horse's mouth. Feel free to negotiate price and terms. Theater operators can sometimes be flexible, especially the larger mult-screen places, though, of course, the rustic Lobo is not such. Good luck!
