The SW quadrant was already underserved with retail before the K-Mart news. This pretty much leaves 1/4 of the city with WalMart as the only option for a large footprint store Given the recent business news about Sears/KMart, the lease issue could have been the owners request for more rent or KMart's need for reduced rent.
How cool to buy an old fire station!
Here's the listing for Fire Station #2. I wish they had some interior photos. The possibilities are endless.
The KOB story has the lot size of #2 as 5.2 acres but the listing BtI posted has it at 0.5 acres which by the aerial view looks more like it.
The site is zoned SU-1 for the fire station within an SU-2 classification for the Huning Highlands SDP. Absent the SU-1, the SDP appears to call for MR (Mixed Residential) which equates roughly to R-1. The listing shows 22,000 gsf (approx 1/2 acre) but it's unclear from the City GIS if this is one legal lot or three. In any event, R-1 permits some livestock (poultry) and one large animal (horse) for each 10,000sf of open space. Under R-1, any non-residential uses must be ancillary to on-site residence.
